Nad Al Sheba Gardens Phase 3 Handover: Mortgage & Final Payment Guide

Buying in Nad Al Sheba Gardens Phase 3 and expecting a large final payment? The important question is not simply when handover was originally scheduled. It is how much your own Meraas statement says is still payable, when your specific unit can be handed over, and whether a lender can finance that balance on the required terms.
This guide uses the latest project evidence available to Mortigo as of 14 October 2026 and explains what Phase 3 buyers can prepare now. Project progress is not a confirmation that keys have been issued to any particular owner.
Nad Al Sheba Gardens Phase 3: latest handover and construction status
Nad Al Sheba Gardens is a gated villa and townhouse community marketed by Meraas in Nad Al Sheba, Dubai. Phase 3 is Dubai Land Department project number 2484. Its original registered target was 19 April 2026, but that date should not be presented as an accomplished handover.
In a Dubai Land Department project export supplied to Mortigo on 13 October 2026, Phase 3 was shown as ACTIVE, with 97.03% construction completion. The export did not include the underlying inspection date; 97.03% is therefore the last verified reported percentage in that export, not a site inspection conducted on 13 October. Owners can check the latest official record using DLD's Project Status Enquiry (search project 2484 or the project name).
In its July 2026 construction update, Meraas said Phase 3 had reached final-stage work, with Building Completion Certificates and Dubai Civil Defence approvals obtained for the villas, while snagging and utility preparations were in progress. These are relevant milestones but do not, on their own, prove that every unit has received its handover notice or that a particular bank can release mortgage funds today.
What buyers should do: obtain a written, unit-specific handover update and the latest statement of account from Meraas. A public expected-completion date, DLD percentage or online property listing is not a substitute for the documents governing your own payment deadline.
How much is due at Phase 3 handover?
The published Phase 3 listing advertises a 10% booking / 40% during construction / 50% on handover schedule. This describes an advertised project plan, not the verified payment schedule for every individual purchaser. Your signed sale and purchase agreement (SPA), amendments, receipts and current developer statement control your case.
For example, consider a buyer whose SPA price is AED 6,000,000 and whose own schedule actually calls for 50% at handover. The scheduled final instalment would be AED 3,000,000 before adjustments. If a lender ultimately approves and pays AED 2,700,000 towards that instalment, the buyer still needs AED 300,000 for the instalment, plus any fees and outstanding charges. The loan amount here is hypothetical, not an available product or promise of approval.
Do not assume the bank can lend the full advertised final percentage. Finance depends on the stage at which the lender accepts the property, the borrower, the lender's valuation, the agreed purchase price, regulatory ceilings and lender-specific policy. Earlier instalments already paid should not be counted again as cash still due.
Can you use a mortgage for Nad Al Sheba Gardens Phase 3's final payment?
Potentially, yes. A handover mortgage may finance part or all of an outstanding developer instalment if the borrower and property satisfy the lender's requirements and the bank can complete its valuation, offer, registration and payment process. This is a transaction-specific assessment, not confirmation that any particular bank currently accepts Phase 3.
One important distinction is whether the bank is financing a property still classified as off-plan or one eligible for completed-property financing at the proposed disbursement stage. Under the Central Bank of the UAE mortgage regulations, property purchased off-plan has a maximum 50% loan-to-value (LTV) ratio. The limits for an eligible completed owner-occupied property can be higher, but the bank must confirm the applicable category and timing. Near-completion percentage alone does not automatically change the category.
For context, the regulatory ceilings for completed residential property include the following borrower categories:
- Expatriate first owner-occupied home: up to 80% at values up to AED 5 million; up to 70% above AED 5 million.
- UAE national first owner-occupied home: up to 85% at values up to AED 5 million; up to 75% above AED 5 million.
- Second/subsequent home or investment property: up to 60% for expatriates or 65% for UAE nationals.
- Off-plan purchase: up to 50% across buyer categories.
These are regulatory maximums, not lender offers. Lenders may impose lower limits for a property, customer segment, residency status, valuation or other underwriting condition. A non-resident should request a specific product and property-acceptance check rather than apply resident LTV figures to their case.
The CBUAE framework also specifies a general maximum mortgage term of 25 years and a 50% debt-burden ceiling for qualifying income; repayment capacity is subject to bank assessment, stress testing and other requirements.
What if the bank values your villa below the purchase price?
A buyer can have sufficient income and still face a funding shortfall. The bank's valuation and the lender's lower-of-price/value rules may reduce the available loan. For a Phase 3 villa or townhouse, share the original SPA, plot/unit details and any amendments before relying on a percentage of the current estimated market value.
For example, if you expect AED 3 million of mortgage funding but the confirmed bank amount is AED 2.6 million, you must plan an additional AED 400,000 towards the same developer balance. Equity-release possibilities, if any, are a separate bank-approved transaction; they cannot be assumed at handover or treated as automatic cash back from an increased market valuation.
Documents to prepare before receiving the handover notice
Begin the funding review before your final-payment deadline. The exact document checklist varies by bank, borrower, ownership structure and property stage. A practical starting pack is:
- Property and developer: signed SPA and amendments; unit/plot identifiers; developer payment schedule; receipts for previous instalments; recent statement of account; and any handover notice or completion correspondence.
- Identification: passports and, for UAE residents, valid Emirates ID and residence details for the relevant applicants.
- Income and liabilities: appropriate salary/employment evidence or business documents, bank statements and records of existing loans and cards as requested by the lender.
- Transaction readiness: proof/source of funds for the buyer's remaining contribution and charges, plus any bank/developer forms and registration documents required at the relevant stage.
For joint buyers, non-residents and self-employed applicants, the requirements may be materially different. Mortigo can review the complete scenario before suggesting suitable bank routes.
Phase 3 handover mortgage: a practical sequence
- Confirm the unit, not just the phase. Request the latest Meraas handover correspondence, SPA schedule and developer balance. Check the official DLD project status and any unit-specific documents.
- Calculate the actual funding gap. Subtract eligible bank disbursement from the amount the developer confirms is due; add unpaid transaction and mortgage costs.
- Assess the borrower and project together. Verify income, liabilities, residency, intended use, property stage and lender acceptance before relying on indicative LTV figures.
- Coordinate valuation and final conditions. A preliminary assessment or pre-approval is not final financing. The bank must complete its checks and confirm the terms and timing.
- Coordinate the developer and bank payment route. Confirm the amount, beneficiary, transaction documents, required NOCs and registration sequence with the parties handling completion.
- Separate payment from possession. Confirm snagging, utilities, final documentation and actual keys against the developer's unit-specific process.
Other cash costs to check
Review the DLD fees and amounts already paid at off-plan registration, rather than adding a second full 4% Dubai sale-registration charge automatically. The DLD's mortgage registration service lists a basic mortgage-registration fee of 0.25% of the mortgage value, alongside other possible title, partner and transaction-specific charges. Check what applies to your actual transfer and whether any provisional registration is involved.
Also budget for bank processing and valuation fees, applicable insurance, and developer, service-charge or utility payments. Get actual quotations: listing sites and loan calculators cannot establish your exact closing cash.
What if handover is delayed or your finance is not ready?
Do not assume the April 2026 target created an automatic right to defer payment, compensation or a new fixed deadline. Review your SPA with a qualified adviser if contractual rights are disputed, and obtain updated written completion/payment instructions from Meraas. If finance could miss a deadline, discuss the timing and the bank's outstanding conditions early; do not rely on an informal verbal extension.
If you plan to rent the property, allow for actual possession, snagging and letting arrangements before counting rent towards cash flow. Project status and ownership documentation matter before any tenant can move in.

Frequently asked questions
Has Nad Al Sheba Gardens Phase 3 been handed over?
We cannot confirm a project-wide handover or any individual owner's key collection. The DLD export supplied on 13 October 2026 shows Phase 3 as ACTIVE at 97.03% construction completion, with no inspection date included in the export. Obtain the latest unit-specific Meraas notice and check DLD project 2484.
When was Phase 3 originally expected to complete?
The recorded target date was 19 April 2026. That date has passed and is not evidence of completed handover. Any revised date needs current official confirmation.
Is 50% due when I receive my keys?
The advertised Phase 3 plan is 10/40/50, with 50% shown at handover. Your actual contractual balance and due date depend on your signed SPA, amendments and developer statement of account.
Which bank provides a mortgage for Phase 3?
No specific lender is represented here as having verified current project acceptance. The available route depends on the applicant, property stage, valuation and lender policy, all of which must be checked for your unit.
Can a non-resident obtain a handover mortgage?
Some lenders offer non-resident mortgage products, but availability, accepted income, maximum LTV and Phase 3 project eligibility must be confirmed for the specific borrower and unit.
Can I borrow against an increase in the villa's value?
Not automatically. A bank's valuation does not itself guarantee additional disbursement or equity release. Any proposed extra financing needs separate lender approval and an eligible transaction structure.
