What is Golden Visa (Property Investment)?

The UAE Golden Visa is a long-term residency visa (10 years, renewable) granted to qualifying property investors. To qualify through property investment, you must own property worth at least AED 2,000,000. The property can be mortgaged — you don't need to own it outright. The Golden Visa allows you to live, work, and study in the UAE without a sponsor, and it can be renewed indefinitely as long as you maintain the property investment.

The Golden Visa property route was enhanced in 2022 with several key changes: the minimum investment was reduced from AED 10M to AED 2M, and mortgaged properties now qualify (previously, only fully paid properties were eligible). The visa covers the investor, spouse, and dependent children. It also grants benefits like longer absence periods (the holder can stay outside UAE for more than 6 months without losing residency status).

Can I get a Golden Visa if my property is mortgaged?

Yes, since the 2022 updates. The property must be valued at AED 2 million or more, but it can have an outstanding mortgage.

Can I combine multiple properties to reach AED 2 million?

Yes, you can combine the value of multiple properties to meet the AED 2 million threshold, as long as all properties are in the same emirate.
